New development will bring 160 units to Denver’s Cole neighborhood, preserve historic structure

A new building planned for the very sharp corner of 38th and Walnut streets will offer 160 units for rent by the night, week, month or year.

The yet-to-be-named project will be built at 3770 Walnut St. — about one block from the 38th and Blake light rail station — and will preserve and incorporate a house on the lot built in 1890.

The units will be mostly studios and a few one-bedrooms ranging from 350 to 650 square feet. The building will also include 6,500 square feet of community space, a parking garage on the second floor, bars on the first floor and rooftop, a fitness center, a coffee lounge and concierge and housekeeping services for residents and short-term guests.

Apartments for short-term stays — the hotel rooms, essentially — will be on separate floors from the monthly and yearly housing.

The historic house will be used as an event space and to accommodate large groups.

A development team including Peak Development Group, Slipstream Properties, Kaplan Companies and architecture firm Shears Adkins Rockmore expect construction to begin this summer and last about 24 months.
