Condo sales for The Coloradan, a 334-unit building will start this Saturday, developer East West Partners announced Tuesday.

Condo sales for The Coloradan, a 334-unit building will start this Saturday, developer East West Partners announced Tuesday.

And if you have $255,000 or more than $1,600,000 at your disposal, it’s within your grasp to buy 486 to 3,225 square feet of condo right next to Union Station.

But if you want to park there, you’re going to have to pay for it monthly. The cost will be based on monthly rates for comparable garages within a quarter mile of The Coloradan, says spokesperson Alana Watkins. One nearby garage has currently rates online of $200 to $300 per month.

If you’re going to be living on top of Denver’s transit hub, maybe car-ownership isn’t important to you anyway. Still, the developer built the standard level of parking required for a multifamily building in Denver, a unit to space ratio of 1.25. Nearby apartment buildings have ratios as low as .92 and .85.

You won’t be able to live or park there until late next year, which is when construction is scheduled to be complete.

By then, the new downtown Whole Foods should be open, which means residents can walk across the street for all their groceries/random cookie fixes. (Source: I live a block away from the Capitol Hill Whole Foods, R.I.P.)

But if cookie bars aren’t your thing, the building itself will have 19,000 square feet of ground floor retail including restaurants and other shopping.

All told, The Coloradan will have retail, 49 studios, 113 one-bedrooms, 114 two-bedroom, 18 three-bedroom and seven penthouse apartments. The studios start at $255,000, but then there’s a price jump to the one-bedrooms, which start $435,000.

There is one other path to owning a home for less than $300,000 — waiting for the 33 affordable units to be released in 2018.

This being new Denver construction, there are lots of amenities: rooftop pool, resident lobby, fitness room, a resident garden and parking. (No washer/dryer.)

That hasn’t deterred potential buyers though, said Brad Arnold, Vice President of Sales & Marketing for building, in a press release.

“To date, more than 1,700 people have joined our interest list and we continue to add to it every week. This speaks volumes about the desirability of condo living in the Union Station neighborhood,” Arnold said.

If you count yourself among those interested people, there will be open houses this weekend at a sales center at 1550 Wewatta Street. It’s 10:00 a.m. to 6:00 p.m. on July 15 and 12:00 p.m. to 4:00 p.m. on July 16. After that, it’s appointment-only.
